    • Property is sold AS-IS, WHERE-IS with no warranty expressed or implied by Matthews Auctioneers or its agents.
    • The property will sell to the highest bidder on or around April 21, 2022. Matthews Auctioneers reserves the exclusive right to extend bidding at any time before the close of the auction. 
    • This auction will feature multi-par bidding. That means that the property will be offered as a whole and individually in 2 tracts. The method that achieves the highest sale price will get the property. Please see the terms for further explanation on multi-par auctions.
    • Ernest Money: A 10% Deposit is due day of sale by a high bidder with the balance due at closing 30-45 days from the date of auction. The deposit will be held in a non-interest-bearing account until closing. Closing shall be within 30-45 days from the date of the auction.  A purchase agreement shall be emailed to the buyer for immediate signature. The purchase agreement must be signed and returned to the auctioneer by 5 PM on the day following the sale.  Acceptable payments include certified checks, cash, or immediate wire transfer.
    • Costs: The buyer will be responsible for the expense of having the deed recorded. The buyer shall pay all title searches, title insurance charges, survey expenses, usual conveyance expenses, and recordation taxes. Real estate taxes, water, and sewer charges, if any, will be prorated as of the date of closing. Financing: Sale is not contingent upon financing.
    • Conditions of default: If for any reason the buyer cannot complete the sale or violates any of the conditions set herein. The buyer will forfeit any and all deposits made as well as pay any attorney fees incurred in the collection process. In the event, the high bidder cannot complete the terms stated herein in a timely manner. Matthews Auctioneers reserves the right to offer the property to the backup-bidder.
    • Inspection: All property is sold “As Is, With All Faults.” Descriptions are provided as a service only and do not constitute a warranty, either expressed or implied. All buyers are responsible for prior inspection of the property on which they intend to bid, and by bidding are deemed to have so inspected the property. Buyer waives the right to a 10 calendar-day opportunity to conduct a risk assessment or inspection for the presence of Lead-Base Paint and/or Lead-Base Paint Hazards. Square footage dimensions and acreage are approximate and should be independently verified prior to bidding.
