Lead-Based Paint Notice: Buyer waives the 10-day opportunity to conduct a risk assessment or inspection for the presence of lead-based paint and/or hazards.
2. Registration & Bidding
By registering to bid, you agree to all terms and conditions contained herein.

Verify bidder identity via phone, email, or other means.

Require a refundable deposit of $5,000 prior to bidding.

3. Buyer’s Premium
A 10% Buyer’s Premium will be added to the high bid to determine the final purchase price.
4. Sale Terms & Deposit
The property is sold subject to seller confirmation.
The high bidder must submit a 10% earnest money deposit on the day of the sale. Acceptable forms of payment include certified check, cash, or immediate wire transfer.
A purchase agreement will be emailed to the winning bidder and must be signed and returned by 5:00 PM the following day.
5. Closing
Closing must occur within 30 days of the auction date. The earnest money deposit will be held in a non-interest-bearing account until closing.

6. Financing

Failure to complete the sale or comply with these terms will result in:
